No one is in a hurry and no decision has been made. You simply want to understand the order of things now, while there is room to talk it through at the kitchen table.

In almost every family I have worked with, the move happened.
What changed from one family to the next was who was in the room when it got decided, and how much time they had to decide it.
Time is the only thing that gives a family choices. That is the whole reason to start the conversation early.

"I sold my mother's house and moved her into assisted living, so I am not guessing at what this feels like."
I handled her house the same way I handle every house now, one step at a time, in an order that made sense to her. Some days we made progress and some days we just talked. It took as long as it took.
Since then I have helped a number of families through the same move. I know which parts feel enormous and which parts turn out to be simple once somebody has done them before.
That experience is the reason I work the way I do. It is your agenda, not mine, and it stays that way from the first conversation to the last.
Before the house goes anywhere, the family needs a clear destination in mind. Everything else takes its shape from that.
Not a guess and not a range from a website. What the house is worth in its current condition, so the family can plan with something solid.
Sometimes the answer is a good clean and nothing more. I will tell you plainly when work is not worth doing.
This is the part families dread most, so we start it early and take it room by room. It never all happens in one weekend.
By the time it goes on the market, the destination is settled and the house is ready. The listing is close to the end of this, not the beginning.
The two dates get planned together so there is no stretch where the family is caught in between.
The most common mistake I see is a family starting with the house instead of the destination.
One thing I want to be clear about. I am a real estate agent. I am not a care manager, a placement advisor, a financial planner or an attorney, and I will not act like one. When a question belongs to someone else, I will say so.
"Nowhere to go."
This is usually true right up until someone starts looking, and then it stops being true.
I am not the person who chooses where you go and I will never point you toward one place. What I can do is make sure the house is not the thing holding up the search.
"No one to help."
This is the one I take personally, because it is the reason I do this.
You get one person who knows the whole picture and stays with it from the first conversation to the closing. You will not be handed off, and you will not have to explain your situation twice.
"The kids don't agree."
That happens in a lot of families, and it is usually about worry rather than money.
I put the same information in front of everyone at the same time so no one is working from a rumor. The decision stays with the family. My job is to make sure it is being made on facts.
